Flat/Plot Size

The minimum plot/flat size in Greenfield Colony is 200 sq. yards (1800 sq. feet), and the maximum is around 400 sq. yards (3600 sq. feet), the buildup area is a little less like 80%. 3bhk build-up area is 200-250 sq. yards and 4bhk is above 250 sq. yards.   • The price range of 3bhk (single unit with lift and stilt parking) is around 65 Lac – 80 Lac, mainly depends on locality, plot size and road size

Cons:

Water

Water quality is not bad but not good as Delhi, it is hard water. You need a good RO system to drink water. Most of the families buy Bisleri bottles for their daily needs. Water Supply is improving but some challenges in Summers, especially in B and C Block, however, water tanks are provided by the Urban Improvement Company free of cost.

Electricity

Electricity has improved a lot in the last 5 years

  • Power fluctuation is minimised now, but some challenges in summers. This is becuase of old transformers which has not been replaced by DHVBN (Dakshin Haryana Bijli Vitran Nigam). It is likely to replaced soon.
  • Power cuts are there but improving
  • Electricity is not cheaper in Haryana if you compare with Delhi

Underpass

The underpass is kind of a passing tunnel under a railway line that connects Greenfield Colony with Mathura Road.

Mainly affected in the rainy season but it should not be a big concern, if Delhi Airport can turn into a swimming pool in the rainy season then it is nothing.

Roads

Roads are not that good but continuously improving, now that colony comes under Municipal Corporation, Faridabad (MCF), hopefully, they’ll construct the roads soon.

Do’s and Don’ts if you are planning to buy property in Greenfields Colony

  • Listen to the agents carefully but apply your mind, just do some due diligence before buying the flat. They’ll over-sale it that’s their livelihood.
  • It’s better to be a tenant for some time and experience the Life in greenfield colony
  • Better to be tenant between March to August
  • Never buys the top floor because of too much heat, and also water pressure will be low on the top floor. Don’t overthink that “I’ll get the roof rights”, your electricity bill will be very high because of AC consuption.
  • Never go by the looks of the exterior, just literally hammer down the nail and see how strong is the wall. You’ll be amazed by the result!
  • Carefully check wall dampness (Silan)
  • Avoid dealers or agents and try to get in touch with builders cum dealers, don’t end paying too much commisions.
